It depends on profile, underlayment system, and structural needs — clay tile differs from concrete. With a 50+ year potential lifespan, tile is a once-in-a-lifetime roof for the right home. Our free inspection includes an itemized written quote.

Many can, but it must be verified — tile weighs 600–1,100 lbs per square versus ~250 for shingles. We assess your trusses/rafters during the quote; most retrofits need some reinforcement, which we engineer and include in pricing.

Properly installed tile roofs do not leak — the underlayment beneath is the actual waterproofing, and tile sheds the bulk water. Leaks trace to failed underlayment or flashing, both of which we address with lift-and-relay or targeted repair.

Very little: keep valleys and gutters clear, replace any cracked tiles promptly, and have flashing inspected every few years. No moss treatment, no coatings, no re-roofing cycle.
